Roof Restoration, Reroofing, or Repair?

FLOYD MASON • May 24, 2022

If your commercial roof is worn down, has signs of damage, or requires repairs, you may be wondering whether you need a roof restoration, reroofing, or roof repair. ACR1, your trusted commercial roofing contractor, can help you decide!

What is Reroofing?

Reroofing is typically recommended when your commercial roof has experienced severe damage or if your roof is reaching the end of its lifespan. Generally, you will want to replace your roof if you cannot reasonably expect a repair to the roof not to leak within the next 2 or 3 years.

At ACR1, we can perform a roof-over or a tear-off. This will depend on the condition of your roof and other factors. You will require a tear-off if:

• The roof has two systems in place.
• More than 20% of the roof is saturated or damaged.
• the original roof system requires it due to damage, age, or warranty.

In other cases, we can complete a roof-over. This is where we install our roofing system directly over your existing roofing system.

What is Roof Repair?

From falling debris to severe weather, there are several events that can occur, causing damage to your roofing system. If you are experiencing issues such as leaks, drafts, or standing water, these are all signs that your roof requires repair. Commercial roof repairs are crucial to maintaining your roof, preventing damages to the inside of your commercial building, and saving you money down the road.
By repairing your roof, you can extend its lifespan, and you may also be able to increase your property’s value. Before we complete roof repairs, we will perform a thorough evaluation of your commercial roof to check for seam failures and other common roof issues. After we’ve completed our evaluation, we can make expert recommendations for repairs to meet your needs.

What is Roof Restoration?

A commercial roof restoration lands between roof repairs and a full roof replacement. This process is used to extend the roof’s lifespan. During this process, a liquid coating is applied to the roof. This coating works to encapsulate the roof surfaces offering a seamless, watertight, and reflective membrane.

This process is cheaper than a roof replacement and provides you with a highly effective roof surface that stops leaks and helps reduce the need for roof repairs. With the highly reflective coating, you can also improve the energy efficiency of your building.

What Factors Determine the Best Roofing Solution?

Several factors go into determining which option best suits your roof, including:

Leaks in the Roof

Roof leaks are one of the most common reasons commercial property owners require roof repair. If you’ve noticed water stains inside your building going across the ceilings or down the walls, you have an issue with a leaky roof. Our certified roofing contractors can determine the source of the leaks and make necessary repairs.

It is crucial to repair a leaky roof as soon as possible to prevent issues such as mold growth, rotting of the roof, damaged ceiling, and wet or destroyed insulation.

Age of the Roof

Think about how long ago your current roof was installed. Depending on the type of roofing material that was used, the age of your roof may be able to indicate when it is time to replace the roof.

If your commercial roof is showing signs of aging or has suffered major leaks, storm damage, or other issues, then you may want to consider replacing the roof. This can help you prevent having to repeatedly pay for roof repairs which can become more expensive than a roof replacement in the long run.

Geographic Location

If you live in an area that is prone to hurricanes, tornadoes, hail storms, or other severe weather, it is crucial to make all necessary repairs immediately following a storm to prevent issues like roof leaks.

Your commercial roof can become damaged from hail and falling debris that can affect the performance of your roof, the appearance of your roof, and the ability of the roof to form a watertight seal.

Extent of the Damage

When deciding between a roof repair or replacement, it is crucial to evaluate how serious the damage to the roof is. By working with our trusted roofing contractors, you can better understand the extent of the roof damage you have. This will help you gain a better perspective when choosing between a roof repair or replacement.

Cost of a Roof Replacement

Cost is another major consideration to make when choosing between a roof repair or replacement. Typically, it will cost less to repair the roof than to have it replaced. But if you end up paying for multiple repairs over the span of a few years, it could exceed the cost of a commercial roof replacement.

At ACR1, we will work with you to provide a quote to help you weigh the best options for your budget. While a complete roof replacement costs more upfront, you won’t need to repeatedly pay for repairs when you have a brand-new roof.

When Should I Repair My Roof?

In some cases, repairs are your best, most feasible option. You should repair your roof when you have:

Minor Roof Damage

If you have a small portion of the roof or only need to replace a specific section due to issues such as minor wind damage, then it is best to opt for repairs. Replacing shingles or metal panels can be easy to replace. The only issue that can occur is that it can be difficult to match the roofing materials to the original materials for a seamless look.

Moderate Roof Damage

If you have more significant damage to your roof but it is confined to one side or area of the roof, then you may be able to have a partial reroofing completed. This is a cheaper option than a complete roof replacement, but it does have a downside.
The downside to this option is that it can be difficult to match the new commercial roofing materials with the existing roof. This is because the existing materials have faded due to their exposure to the elements, which can cause the newly reroof area of your roof to stand out.

When Should I Replace My Roof?

While this is a more expensive option upfront, in some cases, a new roof can save you money. This is because you will not have to repeatedly pay for additional repairs or deal with the consequences of roof damage. If your roof is severely damaged or requires repairs but is nearing the end of its lifespan, it is time to replace your commercial roofing system with a new roof.

With a new commercial roof, you can boost your property’s value and improve the buildings’ appearance, increase your energy efficiency with the advanced, highly-reflective roofing materials, and you also can relax with the peace of mind that your commercial roofing system is durable and reliable.

Flat roofs can be a great choice for buildings due to their affordability and durability. However, if not done correctly, flat roofs are prone to water damage. Proper drainage is essential for the longevity of a flat roof, and selecting the correct drainage system is critical. Here we will discuss three common flat roof drainage systems - gutters, interior drains, and scuppers - as well as their pros and cons. Gutters Gutters are the most common form of flat roof drainage because they are low-cost and efficient when it comes to redirecting water off the roof. Gutters should be installed at a certain angle (approximately 1/4” per foot) to ensure proper water drainage. Gutters also need to be maintained over the years, as debris and leaves from storms or rain water can clog them up and create standing water. Pros: Low-cost installation and maintenance Easy to install Can direct water away from the foundation of the building Cons: Prone to clogging Requires periodic maintenance and cleaning Overflow from rain storms can cause damage to surrounding areas Interior Drains Interior drains are often seen as the higher-cost alternative to gutters. They are installed directly into the flat roof’s membrane and include a network of pipes that drain water off the roof into a downspout. Pros: Low maintenance More reliable than gutters in terms of preventing roofing damage Can be adjusted to fit any size of flat roof Cons: Expensive installation and maintenance costs compared to gutters May require frequent adjustments depending on the environment surrounding the building Can be difficult to install if the roof does not have the right slope Scuppers Scuppers are metal or plastic openings that allow water to drain off flat roofs. They generally come in square or rectangular shapes and are installed along the perimeter of a roof. The size and shape of scuppers should be adjusted accordingly in order to prevent water from overflowing onto the sides of a building. Pros: Easy and cost-effective installation Low maintenance costs compared to gutters or interior drains Can be adjusted to fit any size of flat roof Cons: Prone to clogging due to debris and leaves Overflow from rainstorms can cause damage to surrounding areas Can be difficult to install correctly if the roof does not have the right slope When it comes to selecting the best drainage system for your flat roof, there are a few things to consider. Gutters, interior drains, and scuppers all offer their own advantages and disadvantages. It is important to select the right drainage system for your needs in order to ensure the longevity of your roof and protect it from water damage.
